Community Drop Box

The community has installed a drop box near the clubhouse front door for your convenience. If you have correspondence that you would prefer not to mail, please use the new drop box.

Please Do Not use this drop box to make payments or to send time sensitive correspondence, as this box is not checked daily.

 

Important Satellite Dish Information

Everyone in the community who currently has a satellite dish or is planning to install one is required to complete the Notice of Intent To Install a Satellite Dish which is available on the FORMS page.

You are not required to obtain approval before installing the dish, but please remember that satellite dishes are only permitted to be installed in the front planting bed, the rear fence or on a pole in your backyard.

It is important that you confirm with your installer that they can install a dish in one of the approved locations before you spend any money. Having to relocate a satellite dish may be costly.

Help Us Help You: Please Report Potential Hazards

All members of the community are requested to report any potential hazards sighted on the common area. Doing so will help reduce the Association's liability and in turn eventually lower insurance costs. Remember, you are a member of the Association and these matters affect you directly.

Unregistered, Uninsured Motorized Vehicles Prohibited By Law

Minors are strictly prohibited from driving dirt bikes or motorized scooters on the streets within our community.

The roads in Three Pence Brooke are Title 39, which indicates that all State and Local traffic laws apply to the streets within our community.

Parents should be advised that if their children are caught riding unregistered, uninsured, and/or unlicensed vehicles, they will be subject to all penalties allowed by the State and Local laws, as well as fines from the Association.

Register Your Vehicle With The Association

The Board requests that residents provide vehicle information to the Association for better Management of the roadways throughout the community.

By providing this information it will help us to ensure that you are provided every opportunity to relocate vehicles during snow removal and other major projects. You may have provided this information previously, but the Board would like all vehicle information records updated. This information will be confidential.

You will find the Vehicle Registration form on the FORMS page. Print it out, fill it in and drop it in the community Drop Box at the Club House. You can also mail it to the Corner Property Management address above or fax it to (908) 364-5309

Traffic and Parking

Street Parking:

Parking on the streets of the Community is prohibited except in areas designated for such purposes. Vehicles on common areas are subject to be towed, at the owner's expense, without notice. Vehicle washing is permitted in parking areas only.

Trailer, Motor homes, etc.

Handicapped Parking and Reserved Spaces:

Where parking spaces have been designated to a particular home or resident, no other person shall utilize such space without the express consent of such designee.

Motor Vehicle Laws:

Except as otherwise provided, all motor vehicles and bicycles must travel on community roads observing all traffic control signs and motor vehicle laws as provided in Title 39 of the New Jersey Statutes Annotated.

Speed Limit:

The speed limit for all roads within Three Pence Brooke shall be as posted by the NJ State Department of Transportation according to State Statute Title 39.

Vehicle Registration:

All motor vehicles belonging to residents must be registered with the Association.

Disabled and Unregistered Vehicles :

Disabled and Unregistered vehicles are not permitted to be stored in the community parking areas and are subjected to be towed at owners expense after 30 days.

Disabled and Unregistered Vehicles :

1.    Any vehicle parked on the common property in violation of the Rules and Regulations adopted by the Board or any vehicle which has been parked on the common property for more than 30 days without having been moved will be towed by a company engaged by the Association for that purpose and will be stored at owner's expense. Vehicles which have no plates will be towed if not removed with five (5) days.

2.    The Board will notify the owner of any such vehicle of its intention to have the vehicle removed by placing a written notice on the vehicle which will state that the vehicle will be towed if it is not removed within five (5) days of the date of such notice.  Notify resident, in writing, prior to towing vehicle if said vehicle is registered with Association.

3.    Cars will be towed in accordance with the towing policies in effect on the date of the incident. All towing will be at the vehicle owner's expense.

4.    Any vehicle parked in non-designated parking spaces or area will be subject to immediate towing at the owner's expense.

TRASH AND RECYCLING REMINDERS

There is a new recycling company employed by Jackson Township and servicing Three Pence Brooke. Recycle pick ups are no longer picked up every Friday. Recycle pick ups are now every OTHER Wednesday.

The new company does not have the same holiday schedule as our trash company. The recycling company will not pick up recycling on New Years Day, Martin Luther King Day, Lincoln's Birthday, President's Day, Good Friday, Memorial Day, Independence Day, Labor Day, Columbus Day, Election Day, Veteran's Day, Thanksgiving Day, the day after Thanksgiving, and Christmas Day.

If a pickup is missed due to a holiday, it will not be made up until the following scheduled pickup date.

For further information regarding recycling guidelines, please reference the pamphlet sent to you by Jackson Township or visit the Association's web site to review the pamphlet.

Trash Reminders

Please remember that trash is not to be placed at the curb for pickup before 8:00 PM the night before the scheduled pickup date (Each Tuesday/Friday).

All trash placed at the curb for pickup and stored in your backyard is required to be in a sealed trash container, in order to prevent unwanted pests (including birds the size of chickens).

Please help keep your community a clean, desirable area in which to live.

Attention: Pet Owners

We have been receiving many calls from residents concerned about pet owners walking their pets' unleashed, pet owners not picking up pet waste, and animals getting loose throughout the community.

Please understand that not picking up pet waste is a serious health concern because fecal matter contains bacteria and attracts the rodents, for which the Association has had to spend money to eliminate for many years now.

Not only are leashing your pet and picking up after your pet a rule of the Association, but they are state laws as well. Not to mention the fact that the children of our community play on the same exact grounds that you allow your pet to run freely and defecate. Would you want your children playing in pet waste?

Please keep your pet leashed and clean up after every time you walk them.

Another suggestion is that residents make sure that all of their pets have a collar with information regarding the pet owner and contact information. A Board member found a runaway dog the other day and the dog's tag made it much easier to return the dog to the lucky owner.

Remember that anyone caught allowing their pet on the common area unleashed or to defecate on the turf without picking up after it will be fined a minimum of $25.00 and reported to the Board of Health and Code Official for further action.
